Penerangan Umum<\/h3>\n<p><!-- \/wp:heading --><\/p>\n<p><!-- wp:paragraph --><\/p>\n<p>Anda boleh menjual rumah yang masih terikat dengan pinjaman bank atau LPPSA. Namun, proses ini melibatkan langkah tambahan yang khusus untuk melepaskan sebarang encumbrances yang ada pada geran rumah atau &#8220;charge&#8221; yang didaftarkan oleh bank sebagai jaminan untuk pinjaman yang diberikan.\u00a0<\/p>\n<h3><strong>2. Apa Itu Encumbrances?<\/strong><\/h3>\n<p>Encumbrances merujuk kepada bebanan atau sekatan yang terdaftar pada hartanah, yang dalam kes ini adalah &#8220;charge&#8221; oleh bank.<\/p>\n<p>Charge ini wujud kerana rumah yang dibeli masih dalam tempoh pinjaman, dan ia berfungsi sebagai jaminan bagi pembayaran balik pinjaman.<\/p>\n<p>Ia didaftarkan sebagai instrumen undang-undang pada hartanah tersebut.<\/p>\n<h3><strong>3. Proses Redemption (Penebusan)\u00a0<\/strong><\/h3>\n<p>Sebelum hartanah boleh dijual atau dipindahmilik, proses redemption perlu dilakukan.<\/p>\n<p>Redemption merujuk kepada tindakan membayar baki pinjaman yang masih tertunggak kepada bank.<\/p>\n<p>Setelah pembayaran ini dilakukan, bank akan mengeluarkan charge yang didaftarkan pada hartanah tersebut.<\/p>\n<h3><strong>4. Langkah-langkah Proses Redemption<\/strong><\/h3>\n<ul>\n<li><strong>Pengiraan Baki Pinjaman: <\/strong>pertama adalah mendapatkan penyata baki pinjaman semasa daripada bank. Ini akan memberi anda jumlah akhir yang perlu dibayar untuk menebus pinjaman.<\/li>\n<li><strong>Pembayaran Kepada Bank:<\/strong> Bayar baki pinjaman tersebut kepada bank. Pembayaran ini boleh dilakukan melalui pelbagai cara bergantung kepada bank dan keadaan pinjaman.<\/li>\n<li><strong>Pengeluaran Charge:<\/strong> Setelah pembayaran selesai, bank akan mengeluarkan charge yang didaftarkan pada hartanah. Dokumen pengeluaran charge ini akan diperlukan untuk proses jual beli selanjutnya.<\/li>\n<li><strong>Kemaskini Geran:<\/strong> Setelah charge dikeluarkan, dokumen yang relevan perlu dikemaskini di pejabat tanah atau badan berkuasa yang menguruskan pendaftaran hartanah.<\/li>\n<\/ul>\n<h3><strong>5.
